As the spring selling season reaches full peak remind your clients to include a radon test as part of the home inspection. Radon is a naturally occurring, colorless, odorless radioactive gas that comes from the radioactive decay of uranium in the soil.
Why should you care about radon? Radon is the leading cause of lung cancer for non-smokers. The U.S. Surgeon General stated: “Indoor radon is the second-leading cause of lung cancer in the United States and breathing it over prolonged periods can present a significant health risk to families all over the country.”
Who can test? Anyone providing a service to test or reduce radon levels must be licensed with the Illinois Emergency Management Agency (IEMA) Radon Program. Licensed radon professionals are listed by county on the IEMA website at www.radon.illinois.gov. Out of the more than 100,000 tests performed by licensed radon professionals, 36 percent of those tests are above the United States Environmental Protection Agency (USEPA) action level of 4.0 pico curies per liter.
Are there radon requirements when selling a home? Yes, a buyer must receive a copy of the IEMA brochure Radon Testing Guidelines for Real Estate Transactions according to the Radon Awareness Act. While testing is not required, the buyer has the right to ask for a radon test and be concerned about the indoor air quality of the home they plan to purchase.
